chatMLS is a real estate search assistant operated by Virtual Results, LLC. This policy describes what information we collect, how we use it, and your rights regarding that information. By using chatMLS, you agree to the practices described here.

2. Information We Collect

We collect the following limited information:

• Chat messages: The search queries and conversation text you enter are processed to generate responses and retrieve listing data.
• Session data: An anonymous guest session token is assigned automatically when you visit. No account creation or personal information is required to use the service.
• Usage logs: Standard server logs including IP address, browser type, and pages visited, retained for security and performance purposes.

3. How We Use Your Information

• To respond to your real estate search queries using live MLS data
• To maintain session continuity within a conversation
• To monitor service health and prevent abuse

We do not sell, rent, or share your personal information with third parties for marketing purposes.

4. MLS Listing Data

Property listings are retrieved in real time from the Virtual Results MLS data platform. chatMLS does not store listing data. All listing information is subject to the copyright and terms of the respective MLS board.

5. Third-Party Services

chatMLS uses the following third-party infrastructure:

• Vercel — hosting and edge delivery (privacy policy)
• Neon — serverless Postgres for session and conversation storage (privacy policy)
• AI model providers — chat completions are processed by third-party AI providers via Vercel AI Gateway under zero data retention agreements where available

6. Cookies

We use a single session cookie to maintain your anonymous guest session. No tracking or advertising cookies are used.

7. Data Retention

Conversation history is retained for session continuity and may be deleted at any time. We do not retain conversation data indefinitely.

8. Your Rights

You may request deletion of any conversation data associated with your session by contacting us at the address below. Because guest sessions are anonymous, we may not be able to associate data with you without your session token.
